Selling

exciting and emotional
adventure that takes an
Agent who understands your
needs. When your Agent is
interviewing you, he or she
should be listening
attentively to your
responses. It is important
that you feel that you are
taken care of through the
entire selling process. Your
Agent should discuss Agency
relationships with you
making sure that you find
one that is acceptable. It
is important that you ask
questions to give you a
better picture of how your
Agent and their company will
be representing you, here
are some examples of what
you may want to know before
agreeing to list your home.

Agent should make you feel
comfortable and confident
that he or she has an
excellent grasp of the
market and can get the job
done.
Pricing
Your Property
One of the most difficult
parts of selling your lake
property can be pricing.
Many times owners initially
price properties too high,
leaving them to sit on the
market; however, it can be
difficult to know what price
is too high or too low. Your
Agent should be aware of the
market and be able to
educate you on how
properties are moving and
what price points are
selling most frequently.
Jana Hanson wants you to
know that pricing too high
can cost you in the long
run, your home is most
marketable when you first
put it on the market;
however if the property is
priced too high it may be
ignored by Buyers who do not
want to deal with an
unrealistic Seller and often
times Agents are reluctant
to show overpriced homes. It
is important that you and
your Agent recognize if your
property is overpriced
because overpriced
properties tend to lose
their enthusiasm even after
the price is reduced, which
can lead to Sellers taking
an even bigger discount than
they ever intended.
Your Agent should be
able to develop a market
analysis for you to
determine the best selling
price for your property that
will help you to retain the
more profit and get your
property sold faster. Ask
your Agent to prepare these
figures for you prior to the
listing presentation along
with a Seller’s preparation
checklist.
Commission Split
Jana Hanson
believes it is important
that Sellers feel educated
about commission splits.
Legally there is no standard
by which real estate
commission is decided,
however, the general range
is anywhere from 5 to 10
percent of the selling
price. This amount is then
split between the Seller’s
Agent and the Broker. In the
state of Missouri the Seller
is expected to pay the
commission fee to the Agent.
In the event that another
Broker’s firm other than the
firm representing the Seller
brings the Buyer, the
Seller’s Broker must share
the commission with the
Buyer’s Broker; this does
not increase the commission
amount to the Seller that
was agreed upon in the
Listing Agreement.
When choosing an
Agent, don’t look for the
lowest commission amount;
find out what you will be
receiving for the amount the
Agent is charging. Your
Agent should be able to
outline why they deserve the
commission requested. As
the old saying goes, “You
get what you pay for.”
